The Cedar Summit method

How we run your home.

Four chapters, one outcome: a home that's maintained, serviced, and documented — without you managing any of it.

01Your walkthrough

We learn your home before we touch it.

We walk the property with you and document every major system — HVAC zones, irrigation, water heater, outbuildings — down to age, condition and warranties. That system inventory becomes your home’s baseline record.

02Your seasonal plan

Your home gets a seasonal plan built only for it.

Everything from the walkthrough flows into a personalized care plan tuned to your specific home and Idaho’s calendar.

03Your monthly care

We keep every month running smoothly.

Vetted professionals handle every service on the schedule. Then it all becomes available to you in one place — your Home Health Report: photos of every completed service, a Service Dashboard tracking maintenance intervals, a record of your appliance and system warranties, and an outlook of the season ahead.

04Your Cedar Summit record

A complete record of your home.

Your Home Health Report is a permanent record that only grows. If you decide to sell, you will receive a Home History Report — a documented history of every service, improvement, and upgrade completed under Cedar Summit’s care. Many homes are sold on a seller’s word. Yours will have proof that it has been meticulously maintained.

One point of contact

One person runs your home. You send one text.

No more juggling vendors, chasing callbacks, or living with a "someday" list. Your Cedar Summit manager knows your property, schedules the right professional, and confirms anything happening inside the home with you first.

The Cedar Summit record

Most homes have no history. Yours will.

Every service and photograph is archived against your property — building a verified maintenance history most homes simply don't have.

  • Monthly Home Health Report — this report will include a monthly summary, the Service Dashboard, and the Major Systems Inventory. Your personalized report will be delivered to your inbox every month.
  • Home History Report — when you sell, your full record compiles into a buyer-facing package: professional proof your home was cared for.

Beyond the plan

When it's a big project, we run it.

A landscape overhaul, a repair that grew teeth, a renovation punch list — we bring the right trade partners, brief them from your home's record, and stay on it until the photos prove it's done right. You get one update thread, not a second job.

Questions, answered

Frequently asked questions

Why do you charge the way you do?
Because it keeps our incentives lined up with yours. The flat membership covers your dedicated home concierge's ongoing attention. The hourly rate applies whenever we're actively planning, coordinating, or handling tasks on your behalf. And the vendor fee funds the sourcing, vetting, and fast payment that keep the valley's best professionals working on our members' homes. Every piece shows up itemized — nothing is buried in a padded quote.
What does membership cost?
$400 per month for the full program. Coordination time is $155 per hour whenever we're actively working on your behalf, and coordinated vendor work carries a standard 25% fee, itemized on your statement. Your onboarding walkthrough and baseline documentation are included.
Who actually does the work?
Vetted, insured local professionals under contract with Cedar Summit. Every vendor carries $1M+ in general liability coverage, and no vendor is paid until their work passes our photo-verified quality review.
How does billing work?
Your membership bills monthly. Coordinated vendor work is itemized on your monthly statement at invoice cost with the vendor fee as its own line — you always see exactly what was done at your home and what it cost.
What's in the monthly Home Health Report?
Everything that happened at your home that month: each service with its verification photos, the Service Dashboard for your major systems, and a look at the season ahead. It arrives every month and archives to your property's permanent record.
What happens when I sell my home?
Your entire record — every monthly report, photo, and Service Dashboard — compiles into the Cedar Summit Home History: a buyer-facing package that documents exactly how your home was cared for. Many homes are sold on a seller’s word. Yours has proof.
When can I reach you?
We intentionally keep standard business hours — our office is open Monday through Friday, 9am to 5pm. Message your dedicated home concierge any time; requests that land outside office hours are picked up the next business morning, and anything already on your plan keeps moving regardless. That said, we've been known to answer off-hours when a genuine emergency at your home can't wait.
How long does onboarding take?
From your first call to your first scheduled service is typically about two weeks: the walkthrough, your systems inventory, the care plan, and your first month's schedule. You'll know exactly what's happening and when before anyone arrives.
Where do you serve?
Owner-occupied homes across the Greater Treasure Valley. If you're nearby but unsure, ask: membership is limited, but we'd rather tell you directly.
