01The walkthrough

We learn your home before we touch it.

Membership starts on-site. We walk the full property with you and document every system it has — HVAC zones, irrigation, water heater, well, outbuildings — down to age and condition. That inventory becomes your home's baseline record, and it's how we brief the right professional before they ever arrive.

Coordination
Applies whenever your home manager is actively planning, coordinating, or handling something on your behalf — vendor meetings, bids, and project oversight included. Membership covers the ongoing attention; the hourly rate covers the hands-on time.
25% vendor fee
On coordinated work
We only send the Treasure Valley's best tradespeople to your home. This standard fee on vendor invoices is how we keep it that way — funding the sourcing, vetting, scheduling, photo-verified quality review, and fast payment that keep the best choosing our members' work.

Vendor work appears on your monthly statement at invoice cost with the fee shown as its own line. A one-time onboarding fee covers your walkthrough, systems inventory, and baseline documentation.

Why do you charge the way you do?
Because it keeps our incentives lined up with yours. The flat membership covers your home manager's ongoing attention. The hourly rate applies whenever we're actively planning, coordinating, or handling tasks on your behalf. And the vendor fee funds the sourcing, vetting, and fast payment that keep the valley's best professionals working on our members' homes. Every piece shows up itemized — nothing is buried in a padded quote.
What does membership cost?
$400 per month for the full program. Coordination time is $155 per hour whenever we're actively working on your behalf, and coordinated vendor work carries a standard 25% fee, itemized on your statement. One-time onboarding covers your walkthrough and baseline documentation.
Who actually does the work?
Vetted, insured local professionals under contract with Cedar Summit. Every vendor carries $1M+ in general liability coverage, and no vendor is paid until their work passes our photo-verified quality review.
How does billing work?
Your membership bills monthly. Coordinated vendor work is itemized on your monthly statement at invoice cost with the vendor fee as its own line — you always see exactly what was done at your home and what it cost.
What's in the monthly Home Health Report?
Everything that happened at your home that month: each service with its verification photos, notes from your professional inspection, the service log for your major systems, and a look at the season ahead. It arrives by the 5th and archives to your property's permanent record.
What happens when I sell my home?
Your entire record — every monthly report, photo, and system service log — compiles into the Cedar Summit Home History: a buyer-facing package that documents exactly how your home was cared for. Most homes are sold on the seller's word. Yours comes with proof.
When can I reach you?
Our office is open Monday through Friday, 9am to 5pm. Message your home manager any time — requests that land outside office hours are picked up the next business morning, and anything already on your plan keeps moving regardless.
How long does onboarding take?
From your first call to your first scheduled service is typically about two weeks: the walkthrough, your systems inventory, the care plan, and your first month's schedule. You'll know exactly what's happening and when before anyone arrives.
Where do you serve?
Owner-occupied homes across the Treasure Valley — Boise, Eagle, Meridian, Star, and neighboring communities. If you're nearby but unsure, ask: membership is limited, but we'd rather tell you directly.
